I recently purchased a rental property (4 units) and I am looking for a good way to track it. This includes rents collected, once-per-year fees (eg Oakland's rental board charges me $30/unit but allows me to pass half the cost onto the tenant), fees when tenants pay late, etc. I'm also open to hearing how others track things such as dates of move-in, dates of rent increases, and so on.
